Void & Lettable Standard Inspection
Inspect an empty home before it is re-let: the work needed, the safety checks, keys and meters, and whether it meets the lettable standard.
- Where it applies
- Scotland
- Records grouped
- By room
- Included in

Who it’s for
- Housing officers carrying out pre-termination visits
- Void inspectors at councils and housing associations
- Staff signing off a home as ready to let
What you record
Walk the home room by room and add a work item only where something needs doing: what's needed, the trade, whether it must be done before the let and whether it's rechargeable, with up to 10 photos you can mark up. The safety checks, keys, meter readings and your overall result are answered once for the home. Each work item's status can be updated as the work is done.
For council and housing association homes in Scotland between tenancies. One template covers the pre-termination visit while the tenant is still in, the void inspection once the keys are back and the ready-to-let check after the works. The report is titled for whichever it is.
Only work that’s needed is listed, each item marked for before the let or after move-in and, where it’s damage or neglect, as rechargeable to the former tenant. The report makes clear that whether a charge is made is for the landlord’s own policy.
What the report contains
- A cover with your logo and colours, titled for the stage of inspection
- Contents, the safety checks, keys and meters, and your overall result
- The work needed, room by room, with trade, timing and recharge
- A works summary with trade and status
- At the ready-to-let check, a page for landlord and incoming tenant to sign about work still to be done
- Your name and signature where the report is signed off

The template follows these as they stood when it was written. It isn’t legal advice, and using it doesn’t make an inspection compliant: that’s for the person carrying it out.
