What you record
Work through the element checklist, giving each element a description, a condition rating of 1, 2, 3 or NI and up to 10 photos you can mark up. Ratings of 2 and 3 ask what needs doing, by whom and when. Mark further investigations, notes for legal advisers and risks as you go: they're collected for the report.
A residential condition survey for buyers and owners of conventionally built houses, bungalows and flats in reasonable condition in England and Wales. The checklist runs element by element from D1 to G3: outside the property, inside, services and grounds.
An element with more than one part, such as a main roof and an extension roof, takes the worst part’s rating. Further investigations, legal points and risks are marked against each element as you go, and the report gathers them into its next steps.
