- By room or area

Who it’s for
- Surveyors preparing schedules at the start or end of a lease
- Contractors recording condition before and after works
- Landlords and property managers keeping a baseline record
What you record
Walk the property room by room and, for each element, record a description and its condition, with up to 10 photos you can mark up. Ratings run Good, Satisfactory, Fair and Poor, each with a set definition, and you can note where the view was limited. Items are grouped by room or area, so the schedule reads like a walk round the property.
A factual record of condition at a point in time, made to be compared against later: at the start and end of a lease, or before and after building works. The report’s introduction states that it doesn’t assess the cause of any defect or the need for repair.
Each grade’s definition is printed in the report, so a landlord, tenant or contractor reading it years later knows what Fair meant on the day. On a lease schedule, an agreement page gives landlord and tenant a place to sign.
What the report contains
- A cover with your logo and colours
- Contents, a schedule summary and the rating definitions
- Each item beside its photos, numbered and dated
- Floor plans with numbered pins, where you've added them
- An agreement page for landlord and tenant on lease schedules
- Your name, qualifications and signature where the report is signed off
